Landlord Gas Safety Certificates from just **£70**
After we have carried out the necessary checks and we are happy that the appliance has passed, we will;
- Provide Landlord Certificate CP12
- Survey the heating system, take note of what type of system is installed and the appliance GC numbers – the reason we do this, is that if any appliance develops a fault in future and we can diagnose the problem without a visit to the property, we can order the part and attend the property prepared with the right part on the van. This cuts out the need for multiple visits reducing any inconvenience for the tenant and costs for the Landlord.
- Advisories – where necessary, we will provide a note of any advisories. This may be things that do not need doing immediately but that the Landlord needs to be aware of and will assist with any future planning.
We are happy to liaise directly with your tenant in order to arrange a convenient date and time for the service.
What happens during a service?
Check for correct ventilation
Complete a flue combustion test to ensure the appliance is burning correctly
Check the appliance is correctly and safely positioned
Check that appliances and controls are operating correctly and are safe to use
Check that all safety devices are working
Test the rate of gas consumption and the working gas pressure to ensure the appliance is working correctly
Check any flue or chimney serving the appliance is safe and installed correctly
Visually check the appliance to check for corrosion and leaks
Any gas work must be completed by a Gas Safe Registered engineer. It is illegal for anyone to undertake DIY gas work if they are not on the Register. Illegal gas work can cause gas leaks, fire, explosions and exposure to Carbon Monoxide which can be fatal. You can check if an engineer is qualified by checking the Register on the Gas Safe website or calling them on 0800 408 5500. It is also worth noting that any insurance claims resulting from illegal gas work may not be paid out on leaving the Landlord to foot the bill and the added expense of funding alternative accommodation for their tenants.
